			<content:encoded><![CDATA[<p><span style="font-family: Palatino;font-size: small"><strong>(Cypress, TX – Jan. 27, 2012)  </strong>Bridgeland is going green in a big way.</span></p>
<p><span style="font-family: Palatino;font-size: small">The master-planned community is planting more than 250,000 tree seedlings on a 1,300-acre parcel of undeveloped land as part of an ongoing tree farm operation. Eventually, nearly 700,000 trees will be planted.</span></p>
<p><span style="font-family: Palatino;font-size: small">The project began in 2006 and during the ensuing five years, more than 80,000 trees were planted on 507 acres. In 2013, the project will finish with its biggest effort — more than 350,000 trees planted on an additional 1,300 acres.</span></p>
<p><span style="font-family: Palatino;font-size: small">The year-old seedlings include a variety of trees, including loblolly pines and six species of oak trees: live oak, nuttall oaks, swamp chestnut oaks, willow oaks, laurel oaks and Monterrey oaks. Trees are moved to more developed areas of Bridgeland when caliper size exceeds four inches.  </span></p>
<p><span style="font-family: Palatino;font-size: small">Some of the earliest plantings of loblolly pines have reached that size and crews are now moving these select trees to more developed areas.  The young oaks will need another year or two before being moved and replanted. Since they are not irrigated, the seedlings are planted between December and February, allowing them to become established before often brutal summer heat. </span></p>
<p><span style="font-family: Palatino;font-size: small">The increase in the number of seedlings planted this year is partly in response to last year’s severe drought, during which an extraordinary number of trees and other plants were lost throughout the Houston area.</span></p>
<p><span style="font-family: Palatino;font-size: small">“We needed to replace the 150 acres of tree seedlings planted last year because there was insufficient rainfall for the seedlings to take,” said Tricia Brasseaux, design project manager for Bridgeland.</span></p>
<p><span style="font-family: Palatino;font-size: small">In addition to the 150-acre tree farm, Bridgeland experienced a 5 to 10 percent mortality rate for established trees in the community. Other areas of Houston experienced similar losses and are undertaking reforestation projects, including Re-Plant Houston, a move by the Houston Parks and Recreation Department to plant more than 25,000 trees in four parks.</span></p>
<p><span style="font-family: Palatino;font-size: small">However, Bridgeland would have increased the number of seedlings planted even without last year’s drought. </span></p>
<p><span style="font-family: Palatino;font-size: small">“We have had such success with the previous tree plantings that we decided to increase the acreage this year to include everything west of the Grand Parkway and south of House Hahl Road. When it’s time to develop this area many years from now, these seedlings will provide us with an existing vegetative canopy,” Brasseaux said.</span></p>
<p><span style="font-family: Palatino;font-size: small">This year’s reforestation project also includes planting a 150-foot buffer of loblolly pines on either side of a transmission power line corridor that runs north-south in a currently undeveloped part of Bridgeland. When the surrounding area is platted for homes in more than 10 years, residents will be able to enjoy a wooded park and trail area.</span></p>
<p><span style="font-family: Palatino;font-size: small">“Utility corridors are often a necessity in large-scale developments such as Bridgeland,” said Peter Houghton, vice president of the master-planned community. “Where homes in these areas often sell for less because of the transmission lines, we are going to convert the corridor to yet another amenity, hopefully making nearby homes a coveted area.”</span></p>
<p><span style="font-family: Palatino;font-size: small">Bridgeland has often been awarded for excellence in development and most recently won a Community of the Year Silver Award from the National Association of Home Builders in The Nationals’ 2011 competition and was named Developer of the Year in the Texas Association of Builders’ 2011 Star Awards for a second consecutive win. Bridgeland also was named Master-Planned Community of the Year during The Nationals’ 2009 Gold Awards, topping both national and international entrants, and is a finalist in the 2012 competition, whose winners will be announced next month.</span></p>

<p><span style="font-family: Arial;font-size: small">Before the housing bust drove down home values, sent houses underwater, and increased foreclosures, real estate was considered one of the safer investments you could make.  </span><span style="font-family: Arial;font-size: small">In Houston, it still is. </span></p>
<p><span style="font-family: Arial;font-size: small">Even while the national economy is still struggling its way toward recovery, the Houston housing market has continued to be strong. Compared with last year, Houston’s 2011 housing sales have increased nearly 26% for homes above $500,000, and nearly 19% for houses in the $150,000 to $250,000 range. Numbers like these have landed Houston among the top three housing markets in the country, with stable prices and expectations for strong future growth.</span></p>
<p><span style="font-family: Arial;font-size: small">This is great news for anyone thinking of purchasing a home in the area, because they can expect their property investment to increase in value the way it did for most of our history.</span></p>
<p><span style="font-family: Arial;font-size: small">The strong housing market does mean there is more competition for homes in Houston. But if you’re a veteran or an active duty member of the military, your </span><a href="http://www.vamortgagecenter.com/" target="_blank"><span style="color: #0000ff;font-family: Arial;font-size: small"><span style="text-decoration: underline">VA mortgage</span></span></a><span style="font-family: Arial;font-size: small"> gives you an advantage over other home shoppers. While they struggle to save up for a down payment so they can qualify for a mortgage, you’re ready to buy…because the VA loan program offers no-down-payment financing to qualified borrowers.</span></p>
<p><span style="font-family: Arial;font-size: small">Plus, while financial institutions require higher and higher credit scores for mortgage seekers, veterans and their families don’t need to have perfect credit to qualify for a VA loan. In fact, most lenders require a credit score of just 620. </span></p>
<p><span style="font-family: Arial;font-size: small">VA mortgage financing is available for </span><span style="font-family: Arial;font-size: small">active duty military personnel, veterans of both wartime and peacetime </span><span style="font-family: Arial;font-size: small">service, members of the selected reserve and some spouses.  </span><span style="font-family: Arial;font-size: small">A Certificate of Eligibility is required, and the easiest way to get </span><span style="font-family: Arial;font-size: small">one is to consult a VA approved lender. <p dir="ltr"><em><strong>(Cypress, TX – Jan. 25, 2012)</strong></em> The master-planned community of Bridgeland is expanding its array of amenities, with a new park and sprayground starting construction the first quarter of 2012.</p>
<div>The 3-acre park will be located in Bridgeland’s Water Haven community, a collection of eight neighborhoods where home prices begin in the $180,000s. The park will offer several active play spaces, including a sprayground with a tall custom water tower spray structure and low-profile bubbling sculptures for a variety of age ranges. Anchoring the sprayground is a pavilion that will offer picnic tables and proximity to barbecue grills. Children ages two to five will have a dedicated playground while older children can climb and slide in an adjacent play space. Near both playgrounds is a swing set area that caters to all ages.The park, designed by KGA/DeForest Design, LLC, also offers a broad stretch of open space. Reforestation efforts will add to the park’s landscape. MCCM Architects designed the pavilion, restrooms and water tower feature.The site is expected to open before the end of the year and is one of six parks planned for Water Haven.“The Water Haven park plan follows our standard of having a neighborhood park no more than a quarter-mile from every home,” said Peter Houghton, vice president of Bridgeland.</p>
<p>The Bridgeland master plan allows for 3,000 acres of open and recreation space — more than 25 percent of Bridgeland’s total 11,400 acres. This includes 900 acres of lakes, with more than 300 already in use.</p>

say that one day we will get organized, but, before you know it, ten years has gone by and<br />

<p>People who manage to stay organized have never experienced this sense of panic and they are<br />
lucky. But how do they do it? What is their secret?</p>

<li><strong>Step Two -</strong> Conquer. Identify what you need and segregate what you don’t need. These are the items you’ll be putting into storage.</li>
<li><strong>Step Three -</strong> Pack things logically. Don’t just throw everything into a box. By packing things in an organized manner and labeling boxes, you’ll make it much easier to find something.</li>

<p align="center"><span style="font-family: Palatino;font-size: medium"><strong>CFISD Trustees Approve Opening Date for Bridgeland Elementary</strong></span></p>
<p><span style="font-family: Palatino;font-size: small"><strong>(Cypress, TX – Jan. 4, 2012)  </strong>Construction will begin in 2012 on the first school within Bridgeland.</span></p>
<p><span style="font-family: Palatino;font-size: small">Cypress-Fairbanks Independent School District trustees recently approved an opening date of 2013 for Elementary No. 53, to be constructed on a 14.5-acre parcel of land located in Bridgeland’s community of The Cove overlooking Cypress Lake.</span></p>
<p><span style="font-family: Palatino;font-size: small">“One of the conceptual plans under consideration is a unique two-story design with abundant windows to capture the views of Cypress Lake and the Cypress Creek Nature Preserve, which will be utilized as an outdoor classroom for students,” said Peter Houghton, vice president of Bridgeland.</span></p>
<p><span style="font-family: Palatino;font-size: small">The district is expected to have a school rendering available in January.</span></p>
<p><span style="font-family: Palatino;font-size: small">Dr. Pam Wells, Cy-Fair’s associate superintendent for governmental, community and planning initiatives, told board members at a Dec. 12 meeting that the district’s growth rate has been higher than originally projected, mandating the need for additional campuses. Of the three campuses approved during the meeting, the Bridgeland school will be the first to open. Construction of the schools will be funded through an $807 million bond referendum passed in 2007.</span></p>
<p><span style="font-family: Palatino;font-size: small">Bridgeland students currently attend Warner Elementary, Smith Middle School and Cypress Ranch High School, all opened within the last few years and located on a 130-acre multi-school site directly across from Bridgeland’s main entrance. As development continues, nine schools are planned to open within Bridgeland,</span></p>
